A lot of stress comes from the unknown, below we have mapped out the entire selling process from the day you schedule a time to meet with us all the way up to closing day. Phase 1

Phase 1 of the home selling process includes meeting with a Seller’s agent and determining how much your home should be listed for on the MLS. Once one of our expert seller agent meets with you they will start working on a marketing plan for your property and start scheduling times for photos of your home to be taken. 

  • Consultation with BHHS Hudson Valley Properties

  • Market analysis done to determine asking price

  • Sign listing contract for Ulster/Dutchess MLS

  • Review tips recommended by your agent for selling and photographs

  • Check with town for any open permits and for C of O

  • Photos taken of your home to be used on the MLS

  • Seller reviews MLS listing and signs off on data

Phase 2

Phase 2 of the home selling process is where your agent will start implementing their marketing plan and getting your home out there and seen by potential buyers. 

  • Marketing plan implemented signs, ads, etc

  • The property is placed on the website

  • Virtual tour and personal website created and linked to MLS and

  • A Realtor MLS tour takes place

Phase 3

During phase 3 of the home selling process, you will start to show your home and offers will start coming in. That’s when our expert agents show off their negotiation skills. 

  • Buyer screening begins

  • Qualified buyers look and feedback is monitored

  • An offer to purchase is received

  • Negotiations begin

Phase 4

During phase 4 of the home selling process, things start to pick up. This is when you will be working with an attorney to go over the specifics of the sale and will need to address issues that come up during the inspection process. 

  • Negotiation accepted

  • The offer is signed by both parties

  • Attorney reviews purchase agreement

  • The Purchaser has an inspection scheduled and completed

  • Consult with Seller about deficiencies, present, and negotiate

  • Get quotes for deficiencies

  • Renegotiate if necessary

  • Monitor mortgage application 

Phase 5

During phase 5 of the home selling process is when the banks will conduct a property appraisal and the attorneys will continue to ensure the home is ready to sell. 

  • Contract of sale is drawn up by your attorney and sent to Purchaser’s attorney and signed by the Buyer

  • Seller signs contract

  • Purchaser’s bank does a property appraisal 

  • Purchaser’s attorney orders a title search and survey

Phase 6

You’ve made it to the home stretch (pardon our pun)! Phase 6 is when the closing date will be set and when you should be talking to your service providers to ensure you are all switched over. 

  • Title search forwarded to Seller’s attorney

  • Closing date is set by the bank, Purchaser’s attorney, and Seller’s attorney

  • Contact service providers for transfer of accounts

Phase 7

Phase 7 of the home selling process is the most exciting and most stressful phase of the process. During phase 7 you will be moving out of your home and closing. Congratulations on selling your home!

  • Move out of your home prior to closing day

  • Purchaser does a final walk-through the day before closing

  • Closing day!
